Commercial EPCs
Non-Domestic / Commercial Energy Performance Certificates (EPCs)
Thorough, accurate assessments every time
Having a valid Energy Performance Certificate (EPC) is now a legal requirement when selling or letting the majority of non-domestic or commercial buildings. Furthermore, The Minimum Energy Efficiency Standards (MEES) require that for rental purposes, the EPC must achieve a minimum of an E rating (unless a valid exemption is in place).
What is involved in producing a Commercial EPC?
EPCs can only be produced by accredited Non-Domestic Energy Assessors like us. As part of our assessment, we will gather essential data about your property, including room dimensions, lighting, building orientation, insulation levels, and heating systems.
We will need full access to all areas of the building to take measurements and photos as part of our evaluation. Owners and Landlords can rest assured that the assessment process is non-invasive, involving no drilling or damage to walls. The time required for the assessment depends on the size and complexity of the building but usually takes between 1-3 hours on site.
Once site data is collected, the EPC is calculated using Government Approved software and we lodge this certificate directly onto the Government Database for you.
My EPC is below an E, can I still let it?
The short answer is it depends! Usually, improvements can be made to bring your premises up to an E rating and we can assist with modelling these improvements for you to ensure you achieve your target ratings.
In some cases, an exemption may be possible for certain properties and scenarios. More information on these exemptions can be found on Gov.uk's website.
What Buildings are exempt?
You do not need an Energy Performance Certificate (EPC) if you can demonstrate that the building is any of the following:
- listed or officially protected and the minimum energy performance requirements would unacceptably alter it
- a temporary building only going to be used for 2 years or less
- used as a place of worship or for other religious activities
- an industrial site, workshop or non-residential agricultural building that doesn’t use much energy
- a detached building with a total floor space under 50 square metres
- due to be demolished by the seller or landlord and they have all the relevant planning and conservation consents
Why EPCs Matter
Not only are EPCs a legal requirement in most circumstances, but a good EPC rating can also add value to your property and help ensure marketability of your asset particularly with current energy costs.
How much do Commercial EPCs cost?
We provide full transparency for our clients on the cost of our assessment before we attend site. Our fees are based on floor area and the type of use of the premises. Once we are in receipt of this information we will send you a no-obligation quotation for your consideration.
